Located at the corner of Howard and Beale Streets in the Transbay District of San Francisco, this 45-story office tower is highlighted with a series of garden terraces lofted skyward, each with its own distinct view of the cityscape beyond. Totaling nearly ¾ of an acre, the landscaped terraces offer places to escape the daily grind with an immersive lush garden experience.
Level 12 serves as the social nexus and primary outdoor space, with opportunities for outdoor dining and break-out meeting space. Complimented on Level 27 and nearly 300 feet above the bustling street, is a dynamic flexible and open terrace.
Groundworks Office worked to mitigate the harsh environmental realities presented with a terrace exposed to a harsh southwestern exposure. The base building construction failed to account for the environmental conditions created with nearly 180 feet of façade soaring alongside this outdoor terrace. The adjacent façade acted as both a wind catch and solar mirror, intensely affecting the habitability of this space. Our solution, which was backed up a series of wind-tunnel testing, was the installation of a massive 85’ long aluminum trellis, not a simple feat, but a necessary one to make the garden terrace a successful space.
